Interior Design in Hyderabad's New Areas: Tellapur to Kompally

What is actually different about doing interiors in Hyderabad's newer corridors, and what to plan for before your keys arrive.

Interior Design in Hyderabad's New Areas: Tellapur to Kompally

ARspace works across all of Hyderabad, and most of that work sits in the newer corridors. Tellapur, Kokapet, Osman Nagar, Kollur, Miyapur, Kompally and Patancheru.

Interior cost does not change by locality. A 2BHK is ₹6 lakh to ₹15 lakh and above whether it is in Kokapet or Miyapur. What changes between corridors is logistics.

New towers hand over hundreds of flats in the same quarter, so everyone fits out at once. That tightens material and labour availability locally, which are the two most common causes of delay. The owners who freeze their design first also finish first.

New builder finishes are also inconsistent. Walls are not always plumb and floors are not always level, which is why any honest quote should come from an actual site measurement rather than the builder's plan.

Most of our work sits in Hyderabad's newer corridors. Tellapur, Kokapet, Osman Nagar, Kollur, Miyapur, Kompally and Patancheru.

These are not the same as doing interiors in an established colony. Not harder, just different, and the differences are worth knowing before your keys arrive.

What is different about new developments

The flats are bigger and more regular. Newer towers hand over larger, more standard layouts. That suits factory made modules very well, which is part of why Hyderabad leans modular so much more than Mumbai does.

The builder finish is inconsistent. New towers hand over at speed. Walls are not always plumb, floors are not always level, and none of that shows up until somebody puts a straight edge against it.

We measure before we quote, always. A quote drawn from a builder's plan instead of the actual room is a quote that will change.

Everyone gets keys at once. A tower hands over 200 flats in the same quarter. Every one of those owners wants interiors in the same three months.

What that actually means for you

Material availability tightens. When a whole corridor is fitting out at the same time, a specific finish or a specific hardware line goes out of stock locally.

Labour availability tightens. Same reason. Trades get pulled across sites, and a two day gap becomes a two week gap when three other trades are waiting on it.

These are our two most common causes of delay, and they are worse in a corridor that is all handing over at once.

What to do about it

Book earlier than you think. The gap between possession and design freeze is where the timeline is won. If you start after everyone else in your tower, you queue behind them.

Decide materials early and leave them decided. Every reopened decision resets a piece of the schedule, and in a tight material market it can reset more than you expect.

Check your working hours. We work all days, 10am to 9pm, with some teams off on Sunday and some on Tuesday. Some new towers restrict this further during handover phase. Tell us in the first meeting and we will build it in.

What we see corridor by corridor

Tellapur, Kokapet, Osman Nagar, Kollur. More villas and larger apartments. Bigger scope, more parallel trades, longer timelines.

Miyapur, Kompally, Patancheru. More 2BHK and 3BHK apartments, more first time buyers, tighter budgets and faster projects.

The design questions change with that. A villa owner is deciding about staircases and panelling. A first time 2BHK owner is deciding whether the third wardrobe can wait.

Both are good projects. They just need different conversations.

Timelines and budgets, wherever you are

  • 2BHK: ₹6 lakh to ₹15 lakh and above, around 60 days

  • 3BHK: ₹10 lakh to ₹25 lakh and above, around 60 to 75 days

  • Villa: ₹15 lakh to ₹35 lakh and above, 60 to 90 days depending on scope

All timelines run from the day the design is finalised and the agreement is signed. Not from the booking advance.

Those numbers do not change by locality. What changes is how long it takes to get material to your site on the day you need it.

Key takeaways

  • New towers hand over inconsistent finishes, so measure before quoting

  • Everyone in your tower is fitting out at the same time, which tightens material and labour

  • Start earlier than your neighbours and you finish earlier

  • Costs do not change by locality, logistics do

In a corridor where 200 flats got keys the same month, the person who decided first finishes first.

Did You Know: In Hyderabad's newer corridors, the biggest variable in your timeline is rarely your designer. It is how many of your neighbours started before you did.

Frequently Asked Questions

Do you do interior design in Tellapur, Kokapet and Kollur?

Yes. Most of ARspace's work sits in Hyderabad's newer corridors, including Tellapur, Kokapet, Osman Nagar, Kollur, Miyapur, Kompally and Patancheru. We serve all of Hyderabad.

Does interior design cost more in Kokapet than Miyapur?

No. Cost is driven by scope, material and module count, not by locality. What changes between corridors is logistics and how quickly material reaches your site.

Why do interiors take longer in new Hyderabad developments?

Because an entire tower gets keys in the same quarter and everyone fits out at once. That tightens material and labour availability locally, which are the two most common causes of delay.

When should I start interior design after getting possession?

As early as you can. In a new tower, the owners who freeze their design first also finish first, because they are ahead of the queue for material and labour.

Are new builder flats in Hyderabad ready for modular interiors?

Mostly yes, and the regular layouts suit modular well. But builder finishes are often inconsistent, so any honest quote should come from an actual site measurement, not from the builder's plan.
